How long will it take for my mortgage to be approved?

Once we have made your application and ensured that all supporting documentation is in order, the mortgage company will consider your application and complete a credit check. They will then arrange for a valuation of the property. Once they are happy with the valuation and their checks are complete, they should be in a position to approve your application. This process usually takes 3 – 6 weeks, but can take longer for more complex applications.

I have a County Court Judgement or a debt management plan can I get a mortgage?

The short answer is, yes. Having a County Court Judgement or being on a debt management plan does not mean that you will not be able to get a mortgage. However, there are certainly some lenders, including many high street lenders, who will decline a mortgage under these circumstances. A mortgage advisor will be able to look at your situation, and find the providers who are more likely to approve your application.

Will my Mortgage application be approved?

We know, it’s an anxious wait. While there is no guarantee that your application will be approved, your mortgage advisor will have looked at your circumstances, undertaken affordability checks with you and recommended a lender who is likely to approve your application, based on the information you have provided. Mortgage advisors have in depth knowledge of the market and the criteria set out by different lenders.

How much deposit do I need for a mortgage?

Most lenders will require a minimum deposit of 5%. However, when it comes to deposits, bigger is better. If you are in a position to put down more than 5%, you may find that you are able to secure a better mortgage deal with lower monthly repayments. You may also be more likely to have your application approved. It’s a good idea to get help from a mortgage advisor, who will be aware of the local market, and what lenders criteria is.
